3 Reasons to Sell Your Home This Fall

The temperate climate of the Central Coast means that real estate sells year-round. With no snow or icy roads to contend with, motivated home buyers will continue to search for homes in October, November, December, and beyond. So if you missed out on listing your home over the summer, here are three reasons why fall is a great time to put your Central Coast home on the market!
 
 

1. Buyers Are Still Looking


Not all buyers need to move while school’s out. Buyers that can be flexible and patient with their moving date know that they may be able to score a great home in the off-season – which keeps them out at open houses weekend after weekend looking for a home like yours! These buyers also tend to be more serious than some of the ones we see during the summer. Busier schedules during the school year tend to eliminate the casual browsers.
And, while homes are starting to stay on the market a bit longer, low inventory conditions still persist, meaning that there are more buyers than homes to buy.


2. Less Competition


Like buyers, some sellers need to sell (and move) during the summer months. But sellers who list in the fall enjoy less competition from other sellers. This is especially important if you’re selling a home, condo, or townhome that is very similar to others in the area. Less competition means an increased chance of getting the price you want for your home.


3. Prices Are Still High and Interest Rates Are Still Low – But Change is On the Way


Homes prices are still up year over year and interest rates are still (relatively) low. But change is definitely on the way. Top experts are predicting that the market will shift to a buyer’s market nationwide by 2020. And we are already starting to feel some of those effects on the Central Coast (check out my last blog to see a current market report for the Central Coast or create your own here). So if you are serious about selling, don’t wait any longer! Markets sometimes shift quicker than you think.
